Applicants pay a $55 application fee, which covers the credit and background check. The security deposit is normally one month’s rent, set by the owner and stated on every listing.

  • Short-term and holiday rentals. We do long-term residential only.
  • HOA and community association management. Not something we take on - that is a different kind of firm.
  • Commercial, retail and office property. Residential only for us.
  • Buying or selling a property. We manage and lease. For a sale you would want a sales agent, and we are happy to say so rather than pretend otherwise.
  • Legal advice on a lease or an eviction. We follow North Carolina's process and keep you informed, but we cannot give legal advice - that needs an attorney.

What do you charge?

When do I get paid?

Owner disbursements and statements go out on the 10th of each month.

Am I locked into a contract?

No. You can cancel at any time with no penalty and no exit fee.

How do you screen residents?

Credit, income verification, employment, rental history and a criminal background check, applied identically to every applicant.

How long does it take to rent a property?

Our average across Charlotte is 19 days from going live to a signed lease.

Do you mark up repairs?

No. You pay the contractor's invoice as it is written, and we take nothing on top of it.

What happens if a resident stops paying?

We serve notice on the schedule North Carolina requires and keep you informed at each step. If a resident we placed is evicted inside the first year, we re-lease the property free.

I'm a resident - how do I report a repair?

Through the resident portal or right here in this chat. Anything involving no heat, no water, flooding or a gas smell is treated as an emergency and goes through immediately.

Do you manage short-term rentals or HOAs?

No. We do long-term residential only - single family homes, townhouses and small multi-family.

Can you sell a property for me?

Yes. Listing side is 2.5%. The advantage of selling through the firm that manages it is that we can show a buyer what it actually earns, and hand it over with the resident and the lease already in place.
